Real Estate Videography
Make Them Feel the Property.
More than a video. A story people can see themselves in.
Video with a Purpose
Not every listing needs the same film.
A beautiful video isn't automatically an effective video. We start with what you want it to achieve — then choose the pace, the style, the creative approach and the tools that get you there.
What should this film do?
The property is the subject. Pacing is slower, moves are longer, and rooms are allowed to read — a buyer who cannot follow how the house fits together will not picture themselves in it. Best when the home itself is the reason someone will call.
The Right Tool for Every Shot
A smarter way to create real estate videos.
Every shot gets the approach that serves it. We are not loyal to one way of making a video — we are loyal to the film doing its job, which is why two ADM videos of two very different listings rarely look like the same template.
Real FootageOn-site video, aerial and drone, agent appearances, community flybys — anything where genuine movement matters.
- the agent appearing on camera at the property
- continuous movement through a space
- community entrance and neighbourhood flybys
- real activity and life around the home
- authentic twilight footage
- anything that cannot be convincingly built from stills
Photo → MotionCinematic movement created from your finished listing photography, with the skies and light already under control.
- controlled skies and weather
- twilight-style movement without a second visit
- virtual camera moves through finished frames
- situations where the photograph is already the ideal frame
- AI Storytelling
Lifestyle B-roll, location storytelling, atmosphere and transitions that help a buyer imagine living there.
- lifestyle scenes around the home
- location and neighbourhood storytelling
- atmosphere and mood between sequences
- transitions that carry a film along
Most films use a combination of all three.
See the Difference
Style follows purpose.
Neither fast nor slow is automatically better. The right style depends on what the video has to achieve. Here are two ADM films with very different energy — not a good one and a bad one, but two tools for two jobs.
Both are ADM's own work. Which one is right for your listing depends on whether you need a buyer to understand a house, or an audience to remember you.
Creative Direction
If everybody's doing it, it's no longer different.
Real estate video moves fast. Walk-and-talks, oversized captions, speed ramps, the transition everyone is using this month — these work, and we can shoot any of them.
But once every agent in the market is using the same walk-and-talk, the same animated text and the same track, the videos start to blend into each other. A trend stops being a differentiator at exactly the moment it becomes a trend.
So we use them when they serve the idea. The job is to find the creative angle that suits the listing, suits you, serves the marketing objective — and gives somebody a reason to stop scrolling.
Don't Just Show the Space
Show the life.
A home is more than rooms. A lanai is outdoor living, entertaining, somewhere to end the day. A waterfront property is boating and sunsets. A community is how it would feel to live there. Lifestyle scenes tell that part of the story — and you choose whether your video has them when you book.

Anything not covered here, ask Ava — she has the same information we do.
Video follows 48 to 72 hours after the shoot — it takes longer than the stills because of the edit.
Horizontal for your website, YouTube, the MLS and the portals, where a buyer is sitting down and looking properly. Vertical for Instagram, TikTok, Facebook and Shorts, where most people meet a listing on a phone while scrolling. You choose when you book, and it is worth deciding rather than defaulting — a reel is framed and paced for the format, not cropped from the wide one.
Not at all. Plenty of listing films never show the agent — the property carries it. Appearing is a choice about your brand rather than a requirement of the format.
Yes, where the package you select includes an agent appearance. It's worth planning: an on-camera piece changes the shoot day and the edit, so it's better decided before we arrive than on the doorstep.
Usually less than you would expect. We choose how to produce a video after we have seen the property and the conditions, so a grey morning does not automatically cost you the video. The exception is if you are appearing on camera — that has to be filmed on the day, and a dark, heavily overcast sky is one we would normally suggest moving. Tell me the date you are working to and I can talk it through with you. ADM decides the production approach per listing, which is exactly what makes most weather manageable. An agent on camera is the case where the day's light is the day's light.
Yes. Authentic Twilight Videography is included with Platinum, where we return to the property around sunset. If you want the twilight look without the return visit, say so when you book and we will tell you what is possible on your listing.
Authentic Twilight Photography is a separate return visit at $149. We arrive 15 to 20 minutes before twilight and shoot through it, for 8 edited exterior photographs: 3 aerial and 5 ground-level. No interior photographs, and it is not a full-property photoshoot. Honestly though — for stills alone, start with the conversions included in your package. The one case where a real visit genuinely earns its money is authentic twilight LIVE VIDEO footage, because that cannot be created afterwards. A poor natural sky can be enhanced or replaced in a still photograph anyway, which narrows the practical gap between real and converted twilight stills.
Yes — lifestyle scenes are optional on any package that includes a video. We ask when you book, including whether that should extend to a 55+ lifestyle, children or pets, and anything you would rather we left out. They illustrate the possibilities; they never invent a feature the property does not have.
We fly whenever it is legally and operationally possible, but not everywhere qualifies. Airspace rules, FAA restrictions, weather and technical limits all apply — near an airport we may be held to a lower altitude, and sometimes we cannot fly at all or have to bring it down mid-flight.
Yes. Community entrances, amenities and the surrounding area all help a buyer place the property. Interior amenity spaces need permission arranged in advance — see the amenity rules on our photography page.
That's usually exactly what happens. A single film will often carry real gimbal and drone footage, movement built from your photographs, and AI lifestyle or atmosphere shots. We pick per shot rather than per project.
An approved digital version of you — your likeness and your voice — created once and used, with your sign-off, to include you in future listing videos you weren't able to attend.
Not yet. It's in development and isn't available to order. When it is ready we'll publish exactly what it includes and what it costs.
Yes. Faster cutting, stronger presence, bolder choices — built to be noticed. See the Fast Paced example above.
Yes. Longer moves, more room, the property as the subject. See the Slower Cinematic example above.
It depends on what the film has to do. If a buyer needs to understand a house, slower usually wins. If you need attention and recognition, faster usually wins. Tell Ava what you're trying to achieve and she'll talk it through with you.
