Should a real estate listing video be a vertical reel or a horizontal video?
The short answer
Horizontal is for your website, YouTube, the MLS and the property portals — where a buyer is sitting down and looking properly. Vertical is for Instagram, TikTok, Facebook and Shorts, where most people will actually meet the listing, on a phone, while scrolling. If the listing lives on social, order the reel. If it lives on your site and the portals, order horizontal. Either way the finished video is the same production, cut for where it is going.
The practical difference
Both are the same finished property video. What changes is the shape of the frame, and the shape of the frame decides what fits in it.
A horizontal video is wide. It can hold a room and the view out of it in the same shot, follow a hallway and show what it opens into, and give a buyer room to read the space. It is the format for your website, YouTube, the MLS and the property portals — the places somebody goes when they have already decided to look properly.
A vertical reel is tall, and full-screen on a phone. It has less width and more height, which suits a staircase, a double-height living room, a palm against a sky. It is paced faster, because a viewer decides in the first two seconds whether to keep watching. It is the format for Instagram, TikTok, Facebook and YouTube Shorts.

When horizontal is the right call
If the listing's job is to be found — on your website, on the portals, by a buyer who has already searched for a home in that area and that price band — order horizontal. That buyer is on a laptop, looking at floor plans, comparing four listings. They are giving you their attention rather than being interrupted, and a wide frame is what rewards it.
Horizontal also wins when the home's appeal is how it connects: an open plan that runs to a lanai, a great room that opens onto the water, a layout that needs showing as one continuous space rather than a series of pictures.
When to order the reel
If your marketing happens on social — if that is where your audience is and where your listings get their first thousand views — order the reel. A horizontal video posted to Instagram is a small letterbox in the middle of a phone, competing with content built for the format. It does not lose on quality. It loses on shape.
- Your audience finds your listings on Instagram, TikTok or Facebook
- The home has a vertical feature — a staircase, a two-storey window wall, tall palms
- You are marketing to buyers who will meet the listing while scrolling
- You post consistently and need media that fits where you post
Do you want to be in it?
A separate question, and worth asking yourself before you book. With Plus and Platinum you can appear in the video — an introduction to camera at the property. It is optional in both, so choosing Platinum for the twilight work does not commit you to being on camera.
It is the one answer that changes the shoot itself: if you are appearing, you need to be there, and we plan the visit around you.
Turnaround
Both formats follow the same delivery schedule: Photos & Virtual Tours Next Day · Video in 48–72 Hours. Video takes longer than photography because it is edited, not just processed.
Which package covers which
A Property Listing Video is included with Pro at $399, and you choose the format when you book. Plus at $499 adds the option of appearing on camera. Platinum at $599 extends the finished edit and adds twilight coverage.
Common follow-up questions
- Can I have both a vertical reel and a horizontal video?
- Each package includes one finished video, and you choose its format when you book. If you need both for the same listing, tell us and we will price it for you rather than guess at it here.
- Can I appear on camera?
- With Plus and Platinum, yes — and it is optional in both. Pro includes a property video without the agent on camera.
- How long is the finished video?
- Up to approximately 60 seconds with Pro and Plus, and up to 90 seconds with Platinum. That is the same either way round — the format changes the frame, not the length.
- Can you include people in the video?
- Yes. Lifestyle scenes are optional on any package that includes a video, and we ask when you book — including whether that should extend to a 55+ lifestyle, children or pets, and anything you would rather we left out.
