About Alva

Alva is the oldest settlement on the upper Caloosahatchee and the part of Lee County that still looks like Florida did before the coast filled in — oaks, cattle land, a handful of historic buildings and a river with a lock on it. It is also, quietly, a real market: River Hall and Hampton Lakes have put a golf community and several hundred newer homes into the middle of it, and ADM has worked here more often than in several better-known towns. A listing in Alva is selling space, water and a pace, and the buyer is usually someone who has decided against the coast rather than someone who could not afford it.

Photographing in Alva

The river is the reason, and the aerial is how you show it

Alva sits on the Caloosahatchee where it becomes the Okeechobee Waterway, and river frontage here is genuine navigable water with a lock downstream. An aerial that shows the frontage, the dockage and the acreage behind it does more for one of these listings than any interior will.

Acreage listings need the boundary shown honestly

Much of Alva is measured in acres rather than square feet, and a buyer wants to know what is actually included and what is next door. That is an aerial question, and it is the difference between a well-marketed rural listing and a series of pleasant photographs of a garden.

River Hall is a different shoot from the rest of Alva

Inside the gate it is a golf community with a clubhouse, amenities and near-identical neighbours — the media has to sell the community as much as the house. Outside it, Alva is acreage and river frontage. The same postcode, two entirely different briefs.

It is twenty minutes further east than people expect

Alva is out past Buckingham on the north side of the river, and it is a real drive from the coastal cities. ADM plans it as a journey rather than an add-on, which is why an Alva appointment is placed where it has room in the day.

Explore communities throughout Alva where ADM provides real estate photography and media.

    Explore River Hall
  • Old Alva

The original settlement on the river — the 1904 schoolhouse, the church, the museum and the handful of streets around them.

  • Hickey Creek

The area around the creek and the county's Mitigation Park — acreage backing onto preserve, and some of the most private lots in Alva.

  • Alva Estates

Acreage lots off Broadway with room for horses, workshops and outbuildings — the practical rural listing that the coast cannot offer at any price.

  • Oak Hollow

A small deed-restricted neighbourhood of larger lots under mature oaks, quieter and more uniform than the open acreage around it.

  • Bedman Creek

A small creek-side area off North River Road with water access and heavy tree cover, and a handful of long-held properties.

  • Owl Creek

A rural pocket north of the river with larger parcels and a long-standing equestrian community.

  • Alva Gardens

A small residential area near the centre of the community, close to the school and the river without being on acreage.

Real Estate Marketing in Alva

Two briefs, one postcode

An Alva listing is one of two things. Inside River Hall it is a community sale — the gate, the course, the clubhouse and the amenity deck matter as much as the house, and community coverage is included at no charge. Outside it, it is space: acreage, river frontage, outbuildings, what is next door and what is not. That second kind lives or dies on the aerial, because a boundary and a dock and thirty acres of oaks cannot be photographed from the ground. Both kinds benefit from the same thing — a buyer choosing Alva has already decided against the coast, and the media should show them they were right.

Frequently Asked Questions

  • Do you photograph homes in Alva?

Yes, and more often than most people expect — Alva is ahead of several better-known towns in ADM's records. River Hall, Hampton Lakes and the acreage along North River Road are all in there.

  • Can you photograph acreage and rural properties?

Yes, and the aerial is the important part of that job. A buyer wants to know the real boundary, what is included and what is next door — none of which a ground-level photograph can answer on a parcel measured in acres.

  • Do you cover River Hall and Hampton Lakes?

Yes, and they are the majority of ADM's Alva work. Access is arranged before the appointment, and the community amenities are covered at no extra charge — in a gated golf community that is a large part of what a buyer is choosing.

  • Is river frontage worth showing with an aerial?

Always. Alva sits where the Caloosahatchee becomes the Okeechobee Waterway, so frontage here is genuine navigable water with a lock downstream. An aerial showing the frontage and the dockage is what makes that real to somebody reading a listing.
