About Cape Coral

Cape Coral is a city of water, and that single fact changes how a listing here has to be photographed. More navigable canal than any other city in the country runs behind these houses, and the question a buyer asks first is never about the kitchen — it is whether the water is gulf access, how many bridges stand between the dock and the river, and which way the lanai faces at six in the evening. None of that is answerable from an interior photograph, which is why nearly every Cape Coral job ADM shoots includes the aerial. The city is also enormous and still filling in: a seawalled 1970s canal home in the south-east and a new build off Burnt Store Road are different properties in different markets with the same postcode prefix.

Photographing in Cape Coral

Gulf access is the listing's headline, and it is an aerial problem

Direct access, one bridge, three bridges, or a freshwater lake — a Cape Coral buyer is sorting on that before they look at a single room. A ground-level shot of a dock cannot answer it. An aerial following the canal out toward the river can, which is why it is on almost every Cape Coral order ADM has taken rather than being sold as an upgrade.

Which way the lanai faces decides the time of day

The canal system runs on a grid, so a Cape Coral pool cage faces one of four directions and it is knowable before the appointment. A south-facing lanai holds light all afternoon; a north-facing one is in its own shadow by three. ADM schedules the exterior around the house rather than around the diary, which is the difference between a pool that glows and a pool that looks grey.

The city is very large, and the drive is real

Cape Coral covers more ground than any other city in Southwest Florida. Pelican in the south-west to the far side of Burnt Store Road is a genuine journey, not a hop, and ADM's scheduling treats it as one — the travel between two Cape Coral appointments is planned rather than assumed, so a photographer arrives on time for the second one.

Vacant, staged and brand new are three different shoots

A large share of Cape Coral listings are new construction or empty investor stock. An unfurnished room photographs as a box unless the angles are chosen to give it scale, and it is the single most common reason a floor plan earns its place here — a buyer looking at four empty bedrooms needs to know which one is the big one.

Communities We Serve in Cape Coral

Explore communities throughout Cape Coral where ADM provides real estate photography and media.

  • Cape Harbour

A waterfront village on the south-west shore with its own marina, restaurants and shops at the foot of the towers. Direct gulf access, and the only part of the Cape that feels like a destination.

  • Tarpon Point

A gated marina community at the mouth of the Caloosahatchee, with high-rise condominiums, a boardwalk of shops and a nature preserve on three sides.

  • Sandoval

A gated community off Veterans Parkway built around lakes and a resort pool, with a dog park and a town centre. Freshwater rather than gulf access, which is a different buyer entirely.

  • Entrada

Gated newer construction off Diplomat Parkway in the north-east, with a clubhouse, pickleball and some of the newest housing stock in the city.

  • Bella Vida

A gated lake community off Del Prado in the north, Mediterranean in style, with a clubhouse and a fitness centre included in the fee.

  • Coral Lakes

A large gated community off Del Prado Boulevard North built around a lake system, mixing villas, coach homes and single-family. One of the busiest resale markets in the Cape.

  • Cape Royal

A gated golf community on the north-east edge of the city, 27 holes and unusually large lots, surrounded by lakes rather than canals.

  • Palmetto-Pine Country Club

An established golf course community off Country Club Boulevard, mature landscaping and homes that back onto fairways rather than water.

  • Coral Oaks

The neighbourhoods around the city-owned Coral Oaks golf course in the north-west — public course, no bundled fee, and a quieter end of the Cape.

  • Yacht Club

The oldest part of Cape Coral, on the river in the south-east. Direct gulf access, mature trees, the city's beach and pier, and a rebuild story since Ian that buyers ask about.

  • Savona

A south-east canal neighbourhood of wide waterways and short runs to the river. Almost entirely single-family, almost entirely waterfront, and a reliable aerial.

  • Pelican

The south-west quadrant between Cape Harbour and the river — established canal homes, larger lots than the newer north, and the shortest boat run to the gulf in the city.

  • Bimini Basin & South Cape

Downtown Cape Coral around the basin — the entertainment district on Cape Coral Parkway, walkable, and the part of the city with condominiums rather than houses.

  • Trafalgar Woods

A small gated community of villas off Trafalgar Parkway in the central Cape, low fee, and popular with buyers who want the gate without the golf.

  • Hermitage

A gated enclave off Skyline Boulevard with a lake at its centre — small enough that the whole community fits in one aerial, which is why it is usually the first shot.

  • Four Mile Cove

The neighbourhoods beside the Four Mile Cove Ecological Preserve, near the Midpoint Bridge — canal homes with a boardwalk and a kayak launch at the end of the road.

  • Camelot Isles

A south-east canal neighbourhood off Country Club Boulevard, established, and close enough to the Yacht Club district to share its access to the river.

  • Rose Garden

A south-west pocket named for the road that runs through it, with sailboat-access canals and some of the widest waterways in the Cape.

  • Sands Park

An older central neighbourhood off Santa Barbara Boulevard, mostly freshwater canals and dry lots, and a reliable entry point into the city for a first-time buyer.

The city beach, fishing pier and boat ramp on the Caloosahatchee, in the oldest part of the Cape.

  • The Cape Coral canal system

  • Cape Harbour Marina

The marina village on the south-west shore, with restaurants, shops and direct gulf access.

Real Estate Marketing in Cape Coral

Proving the water, not just mentioning it

Every Cape Coral listing description says gulf access. The ones that sell show it: an aerial that follows the canal out to the river, a twilight frame with the dock lit, a floor plan that answers the question an empty room leaves open, and a Zillow 3D Home Tour for the buyer in Ohio who is choosing between four houses on the same canal. Cape Coral has more inventory than almost anywhere in the region, which means the photography is not decorating the listing — it is the whole of the difference between being shortlisted and being scrolled past.

Frequently Asked Questions

  • Do you photograph homes in Cape Coral?

Yes — Cape Coral is ADM's second-largest market after Fort Myers, and that covers the whole city: the gulf-access canals of the south-east, the gated communities off Veterans and Del Prado, and the new construction out along Burnt Store Road.

  • Will the aerial show that the property is gulf access?

That is exactly what it is for. A Cape Coral buyer is sorting on direct access versus bridges before they look at a room, and an aerial following the canal toward the river answers it in one frame. It is included in every ADM package rather than sold as an upgrade.

  • When is the best time of day to photograph a Cape Coral pool home?

It depends which way the lanai faces, and on the Cape's grid that is knowable in advance. A south-facing cage holds light through the afternoon; a north-facing one is in shadow by three. Tell us the address when you book and we will schedule the exterior around the house.

  • Can you photograph a vacant or brand-new Cape Coral home?

Often, and it is a large part of the work here. An empty room needs angles that give it scale rather than the ones that suit furniture, and it is the most common reason a floor plan earns its place on a Cape Coral listing — a buyer looking at four empty bedrooms wants to know which is the big one.
