About Marco Island

Marco Island is the largest of the Ten Thousand Islands and the southern boundary of where ADM works. It is a planned island — dredged and platted in the 1960s — and the layout shows it: a grid of unusually wide waterways with direct gulf access, a three-mile crescent of beach on the south-west side lined with high-rises, and a small original village at Old Marco that predates all of it. The market is second homes, seasonal owners and boaters, and buyers are overwhelmingly from elsewhere. Water frontage, bridge clearance and which way the lanai faces do more to set a price here than square footage does.

Photographing in Marco Island

The beach faces south-west, so the sunset is across the water

Marco's beach crescent looks out over the gulf to the south-west, which puts the sunset in front of every beachfront property and most of the western canals. It is the single strongest argument for twilight on the island, and the window is short enough to be timed against the specific address.

Wide waterways, and the aerial is what shows them

Marco's canals are wider than almost any other dredged system in Southwest Florida, and a great many have direct gulf access with no fixed bridges. That is the listing's value and it is not visible from the dock — an aerial following the water out toward Capri Pass or Big Marco River is what proves it.

It is a genuine drive, and the bridge is the only way on

Marco is the far end of ADM's corridor, reached over the Jolley Bridge. The travel is real and it is scheduled with room rather than squeezed between Naples appointments — an island shoot that starts late cannot be extended at the other end.

Much of the island is in an association, and each one is different

Hideaway Beach is gated and private, the beachfront towers have their own rules about roof and pool-deck access, and several mainland-side communities gate as well. Access is arranged before the appointment rather than sorted out on arrival.

Communities We Serve in Marco Island

Explore communities throughout Marco Island where ADM provides real estate photography and media.

  • Hideaway Beach

The island's gated private community at the north-west tip, with its own beach, golf, tennis and clubhouse — the most exclusive address on Marco.

  • Old Marco

The original fishing village at the north end, predating the dredged island around it — smaller lots, older buildings, and the closest thing Marco has to a historic quarter.

  • Tigertail

The north-west district around Tigertail Beach and its lagoon, with canal homes, condominiums and the island's best birding immediately in front.

  • Marco Beach

The three-mile crescent on the gulf side, lined with high-rise condominiums and the island's resorts — the postcard, and a large share of the inventory.

  • Cape Marco

A gated enclave of towers at the southern tip of the beach, with the gulf on one side and the pass on the other — the highest condominium price point on the island.

  • Key Marco

A private gated island north-east of Marco, reached by its own bridge — 134 acres, large estate lots and a Calusa archaeological site at its centre.

  • Estates

The island's largest waterfront lots on the wide southern and eastern waterways — direct gulf access, deep water, and the addresses boaters look for first.

  • Marco Shores

On the mainland side of the bridge, around the Hammock Bay golf course — island access without island pricing, and a growing share of the market.

  • Hammock Bay

A gated community of towers and villas at Marco Shores with a golf club and a marina, minutes from the island across the Jolley Bridge.

  • Smokehouse Bay

The central island district around the bay and the Esplanade — shops, restaurants and condominiums on the water in the middle of the island.

  • Barfield Bay

The south-eastern waterways opening toward the Ten Thousand Islands — quieter water, big skies, and the best fishing access on Marco.

  • Caxambas

The southern tip around Caxambas Pass and the county boat park, with direct access to the gulf and the islands beyond it.

  • Isles of Capri

Just north of Marco off Collier Boulevard — a small waterfront community of canal homes and condominiums with its own restaurants on the water.

  • Goodland

A working fishing village on Marco's south-eastern edge — stilt houses, marinas, and the least polished waterfront in Collier County, deliberately.

  • Port of the Islands

East along US 41 toward the Everglades — a marina community on the Faka Union Canal with gulf access and a great deal of space around it.

  • Blue Hill Creek

A waterfront pocket on Marco's eastern side with creek and bay access toward the Ten Thousand Islands. An ADM address.

Real Estate Marketing on Marco Island

Water first, because that is what the buyer is buying

A Marco buyer is almost always from somewhere else and almost always thinking about the water — how wide it is, how deep, whether a boat gets out without a bridge, and what the view does at six in the evening. An aerial answers the first three in one frame. A twilight set answers the fourth, using a sunset that is genuinely in front of the property here rather than behind it. And for somebody deciding from out of state before they fly down, the 3D tour and the floor plan are what get a property onto the shortlist at all.

Frequently Asked Questions

  • Do you photograph homes on Marco Island?

Yes. Marco is the southern boundary of ADM's coverage and we have worked there — it is a smaller part of our records than the Lee County cities, which is simply where the business has grown from rather than a limit on where we go.

  • Is twilight worth ordering on Marco?

On the beach side and the western canals, very much so. Marco's crescent faces the gulf to the south-west, so the sunset is in front of the property rather than behind it. The window is short, so we set the arrival against the specific address.

  • Will the aerial show the water access?

Yes, and on Marco that is most of the point. The waterways here are unusually wide and many have direct gulf access with no fixed bridges — an aerial following the water out toward Capri Pass or the Big Marco River is what makes the claim checkable.

  • How far is Marco Island from your photographers?

It is the far southern end of our corridor, so it is a genuine drive over the Jolley Bridge. We schedule island appointments with the travel built in rather than squeezed between Naples jobs — a shoot that starts late on an island cannot be made up at the other end.
