About North Fort Myers

North Fort Myers is directly across the Caloosahatchee from downtown and is nothing like it. It is unincorporated, it is large, and it holds three different markets side by side: riverfront property with genuine deep-water access at prices the south bank stopped offering years ago, a cluster of 55-plus golf communities strung along US 41 and Del Prado, and a great deal of acreage and manufactured-home stock out toward Bayshore and Pine Island Road. A listing here is frequently bought by somebody priced out of Cape Coral or the McGregor corridor, and what wins them over is usually the lot, the water or the space — which means the aerial is doing the selling.

Photographing in North Fort Myers

The river is the south boundary, so twilight faces the city

A north-bank property looks south across the Caloosahatchee at the Fort Myers skyline and into the western sunset down the channel. It is the best twilight setting on this stretch of the river and it is the single strongest reason to order twilight on a North Fort Myers listing.

The 55-plus communities are marketed to a different buyer entirely

Heron's Glen, Magnolia Landing, Sabal Springs, Old Bridge Village and Pine Lakes are age-restricted or close to it, and the buyer is choosing a way of living rather than a floor plan. The clubhouse, the course and the activity calendar belong in the media, which is why community coverage is included at no charge.

Acreage and manufactured homes need an honest aerial

A great deal of North Fort Myers is larger lots, and some of it is co-operative or land-lease communities where what is owned matters. An aerial that shows the actual boundary and what is genuinely next door answers the question rather than dodging it — and a listing that dodges it wastes everybody's showing.

It is a long way from one end to the other

Moody Road on the river to the far end of Bayshore is a real journey, and the Cape Coral and Edison bridges shape every route in or out. ADM plans the travel rather than assuming it, which is how a photographer gets to the second appointment on time.

Communities We Serve in North Fort Myers

Explore communities throughout North Fort Myers where ADM provides real estate photography and media.

  • Heron's Glen

A gated 55-plus golf community off US 41 with an 18-hole course, a large clubhouse, tennis and pickleball — one of the best known addresses in North Fort Myers.

  • Magnolia Landing

A gated golf community off US 41 north, with an 18-hole course, a resort pool and a mix of villas and single-family — and no age restriction, which sets it apart from its neighbours.

  • Sabal Springs Golf & Racquet Club

A gated 55-plus community with an executive course, a clubhouse, tennis and a pool, off Del Prado Boulevard toward the Cape.

  • Del Vera Country Club

A gated golf community in Sabal Springs, small and quiet, and among the more affordable ways into a course-side home in Lee County.

  • Moody River Estates

A gated community off Moody Road with a boat ramp on the Caloosahatchee, a clubhouse and two pools — the closest thing North Fort Myers has to a Cape Coral gated waterfront community.

  • Riverbend

A waterfront community off North River Road with direct access to the Caloosahatchee, docks and a boat ramp, out toward the Alva end of the river.

  • Bayshore

The rural north-east along Bayshore Road — acreage, horses, and the last large lots in Lee County at anything like a reasonable price.

  • Old Bridge Village

A resident-owned 55-plus community on the river with a marina, a boat ramp and gulf access — co-operative ownership, which is a specific thing a buyer needs explained up front.

  • Pine Lakes Country Club

A 55-plus land-lease community off US 41 with a golf course, a clubhouse and pools — a different ownership model again, and one the media should never blur.

  • Lake Fairways Country Club

A 55-plus community off US 41 with its own executive course, a clubhouse and an unusually busy activity programme.

  • Suncoast Estates

A large unrestricted area off Old Bayshore Road — mixed housing on larger lots, no association, and one of the most affordable entry points in the county.

  • Waterway Estates

A canal neighbourhood off Hancock Bridge Parkway with gulf access and no association fee — the quiet alternative to the same thing in Cape Coral.

  • Crane Landing

Newer gated construction off Slater Road with a community pool — among the most recent housing stock on this side of the river.

  • Brightwater

A newer gated community off Bayshore Road built around lakes, with a clubhouse and a resort pool, and still filling in.

  • Tropic Isles

A waterfront 55-plus community on the river with a marina and direct gulf access — resident-owned, and a long-standing fixture on this bank.

Real Estate Marketing in North Fort Myers

Showing the lot, the water and the value

A North Fort Myers buyer is almost always someone who has just looked at the same money buying less on the other side of the river. What closes that gap is showing what the money actually buys here: an aerial over the lot and the water, a twilight frame looking back at the city skyline from the north bank, community coverage that explains what a 55-plus clubhouse and course include, and a floor plan and Zillow 3D Home Tour for the out-of-state buyer who will not see it in person first. Where the ownership is co-operative or land-lease, the media should make that plain rather than leave it to be discovered — a showing wasted on a misunderstanding costs the agent more than it costs anyone.

Frequently Asked Questions

  • Do you photograph homes in North Fort Myers?

Yes — it is a regular market for ADM, from the riverfront around Moody Road through the 55-plus communities along US 41 and Del Prado, and out to Bayshore and the acreage.

  • Is twilight worth ordering on the north bank of the river?

It is one of the best twilight positions in Lee County. A north-bank property looks south across the Caloosahatchee at the Fort Myers skyline with the sunset running down the channel — that is a frame the south bank simply cannot take.

  • Can you photograph in a 55-plus or resident-owned community?

Yes, and the community amenities are covered at no extra charge — in these communities the clubhouse and the course are a large part of what is being bought. Anything indoors needs the association's permission arranged in advance, which we sort out with you at booking.

  • Do you cover acreage and larger lots out toward Bayshore?

Yes, and the aerial is the important part of that job. Showing the real boundary and what is genuinely next door is what a buyer needs from an acreage listing, and it is not a question ground-level photographs can answer.
