About Pine Island

Pine Island is the largest island on Florida's gulf coast and the least like the others. There is no beach — the shoreline is mangrove and working waterfront — and there is one road on and off, through Matlacha. It is really four communities: Bokeelia at the north end, Pineland on the west shore, Matlacha on the bridge, and St James City at the southern tip. Buyers here are choosing boating, fishing, quiet and space over sand and towers, and the price reflects that. Water access, which water it is, and whether the lot is high are the questions, and none of them is answerable from a photograph of a kitchen.

Photographing in Pine Island

There is no beach, and the listing should not pretend otherwise

Pine Island's shoreline is mangrove and canal, not sand. Buyers who want a beach go to Sanibel; buyers who come here want a dock, water access and quiet. Photography that leans into the working-waterfront character sells better than photography borrowing another island's pitch.

Which water matters as much as whether there is water

Matlacha Pass on the east side, Pine Island Sound on the west, and the canal systems in between are genuinely different propositions — for boat access, for exposure and for price. An aerial that shows which one a property is on, and how it reaches open water, does most of the work.

One road on, one road off, and it goes through Matlacha

Everything reaches the island over the Matlacha bridge and through the village, which is narrow, popular and slow in season. Appointments are scheduled with the crossing allowed for, because there is no second route to try.

Elevation and rebuild history come up early here

Matlacha and the low-lying parts of the island were badly hit in 2022, and buyers ask about elevation, roofs and permits before they ask about finishes. Showing a rebuilt or elevated property plainly answers the question rather than deferring it to the showing.

Communities We Serve in Pine Island

Explore communities throughout Pine Island where ADM provides real estate photography and media.

  • St James City

The village at the southern tip — canal homes with direct access to Pine Island Sound and San Carlos Bay, marinas, and the shortest boat run to the gulf on the island. An ADM address.

  • Bokeelia

The north end, looking across to Cayo Costa and Boca Grande — the fishing pier, the old packing houses, and some of the island's largest waterfront parcels.

  • Matlacha

The brightly painted fishing village on the bridge, with galleries, restaurants and the "fishingest bridge in the world" — the island's front door and its best-known image.

  • Pineland

The west shore on Pine Island Sound, with the marina, the Calusa mounds and the boat to Cabbage Key — the quietest and most historic part of the island.

  • Flamingo Bay

A canal community in St James City with direct sound access and deep water, and among the best-known boating addresses on the island.

  • Alden Pines

A golf community at Bokeelia built around the island's only course, with single-family homes on the fairways and a quiet, unhurried feel.

  • Pine Island Center

The middle of the island where Stringfellow meets Pine Island Road — the library, the school, the shops, and the most practical addresses on the island.

  • Bocilla Island

A small private community off Bokeelia reached by its own bridge, with deep water and a handful of houses.

  • Palmetto Point

A gated canal community in St James City with sailboat-depth water and direct access to San Carlos Bay — the highest price point at the island's southern end.

  • Tropical Point

A canal neighbourhood in St James City with sound access, mostly single-storey homes on generous lots.

  • Cherry Estates

A small established neighbourhood near Pine Island Center, off the water and among the more affordable addresses on the island.

  • Matlacha Isles

A canal community just east of Matlacha with direct access to the pass — technically off the island, and firmly part of its market.

Living in Pine Island

On the Water

  • Pine Island Sound

The protected water between the island and Sanibel, Captiva and Cayo Costa — an aquatic preserve and the island's front garden.

  • Matlacha Pass

The east-side water crossed by the bridge, and a national wildlife refuge in its own right.

  • Bokeelia Fishing Pier

The pier at the island's northern tip, looking across to Charlotte Harbor.

Parks & Nature

  • Randell Research Center at Pineland

The Calusa Heritage Trail through 2,000-year-old shell mounds on the west shore.

  • Cayo Costa State Park

A barrier island reachable by boat from Bokeelia and Pineland, with nine miles of undeveloped beach.

Real Estate Marketing on Pine Island

Selling the water, the quiet and the honesty

A Pine Island buyer has usually already decided against a beach. What they want to see is the dock, the depth, the run out to open water, how high the lot sits and what the place actually feels like — which is a job for an aerial, an honest exterior and a twilight frame over the sound. The island's character is the product: working waterfront, mango farms and no traffic lights. Photography that embraces that sells it. Photography borrowed from a Sanibel listing sells somewhere the buyer is not going to find when they arrive.

Frequently Asked Questions

  • Do you photograph homes on Pine Island?

Yes — all four villages: Bokeelia, Pineland, Matlacha and St James City. It is a smaller part of ADM's records than the mainland cities, and the travel over the Matlacha bridge is planned into the day rather than assumed.

  • Will the aerial show the boat access?

That is the main thing it is for here. Matlacha Pass on the east and Pine Island Sound on the west are different propositions for depth, exposure and price, and an aerial showing which one a property reaches — and how — answers what a buyer is actually asking.

  • How do you handle getting onto the island?

It is scheduled with the crossing allowed for. There is one road on and off, through Matlacha, and in season it is slow. There is no second route to fall back on, so the appointment is planned rather than squeezed.

  • Should photography show that a property has been rebuilt or elevated?

Yes, plainly. Matlacha and the low-lying parts of the island were badly hit in 2022 and buyers ask about elevation and permits early. A listing that shows the work answers the question; one that crops around it only delays it.
