About Punta Gorda

Punta Gorda is the northern end of ADM's corridor and an unusually deliberate city — a planned waterfront community wrapped around a historic downtown, with Charlotte Harbor opening straight into the gulf. The market runs on water. Punta Gorda Isles and Burnt Store are canal systems with genuine sailboat access, and the questions a buyer asks first are about bridge clearance, seawall condition and how long the run out to the harbour takes. Behind that is a smaller, quieter market of historic-district houses, deed-restricted inland communities and — increasingly — Babcock Ranch just east, which is a different proposition again.

Photographing in Punta Gorda

Sailboat access is a specific claim and the aerial has to support it

Punta Gorda Isles is sold on sailboat access — no fixed bridges between the dock and Charlotte Harbor — and a buyer with a mast knows exactly what that means. An aerial that follows the canal out to open water is what substantiates it. A photograph of a dock does not.

The harbour is west and enormous, which makes twilight exceptional

Charlotte Harbor opens west into the gulf, so a west-facing Punta Gorda waterfront property has an unusually wide, unobstructed sunset. It is the strongest argument for twilight anywhere north of Sanibel, and the window is short enough that the arrival is timed to the property.

Seawalls and rebuild history are part of the conversation here

Charlotte County took the worst of Ian's landfall. Buyers ask about seawalls, roofs and permits before they ask about kitchens, and the media has to show the property honestly rather than around the subject. A listing that hides it loses the showing later, at more cost.

It is a drive from Fort Myers, and it is scheduled as one

Punta Gorda is the far end of ADM's territory. The travel is genuine and it is planned into the day rather than absorbed, which is why a Punta Gorda appointment is placed where it has room instead of being squeezed between two Lee County jobs.

Communities We Serve in Punta Gorda

Explore communities throughout Punta Gorda where ADM provides real estate photography and media.

  • Punta Gorda Isles

The city's largest waterfront development — concrete-seawalled canals with sailboat access to Charlotte Harbor and no fixed bridges.

    Explore Punta Gorda Isles
  • Burnt Store Marina

A deep-water marina community with condominiums, villas and single-family around it, a golf course and a restaurant on the water. Two ADM addresses.

    Explore Burnt Store Marina
  • Historic District

Downtown Punta Gorda — brick streets, restored houses, the harbourwalk and Fishermen's Village within a short walk. The part of the city that does not need an aerial.

  • Burnt Store Isles

A deed-restricted canal and golf community south-east of the city, quieter than the Isles, with sailboat access on the canal side and the Twin Isles course at its centre.

  • Deep Creek

A large deed-restricted community east of I-75 off Kings Highway, built around greenbelts and lakes, and among the more affordable addresses in the Punta Gorda postcode.

  • Seminole Lakes

A gated golf community off Burnt Store Road with an 18-hole course, a clubhouse and lakes throughout, at one of the lowest fee structures around.

  • Heritage Landing

A newer gated golf and country club community off Burnt Store Road, with a resort pool, a spa and an 18-hole course — and a large share of the recent new-build market.

  • Tuscany Isles

A small gated community of villas around a lake off Burnt Store Road, maintenance-free and popular with seasonal owners.

  • Pirate Harbor

A small stilt-house community right on Charlotte Harbor off Burnt Store Road — no association, open water in front, and a very particular kind of buyer.

  • Emerald Pointe

A gated waterfront condominium community on the Peace River with its own marina, tennis and a clubhouse, just north of the downtown bridges.

  • Sunset Key

A gated island community within Punta Gorda Isles, reached by its own bridge, with harbour views on three sides. An ADM address.

  • Rio Villa

A small waterfront neighbourhood south of the historic district with canal access and no fee — one of the quieter ways onto the water here.

  • Calusa Creek

A gated community of single-family homes off Burnt Store Road, newer, with a community pool and no golf attached.

  • Prairie Creek

Acreage east of the city off Bermont Road — five and ten acre parcels, horses, and a listing where the aerial is the only way to show what is being sold.

  • Peace River Shores

North-east along the Peace River — river access, larger lots, and a rural feel fifteen minutes from the downtown.

  • Tropical Gulf Acres

A large platted area off Burnt Store Road toward the Lee County line, mostly single-family on generous lots, with no association.

  • Waterford Estates

A gated community off Burnt Store Road with a clubhouse, pool and pickleball, built around a lake system, and a short run to the interstate.

  • Fishermen's Village

The waterfront marina village at the end of West Marion Avenue, with villas above the shops and the harbour immediately in front — a rental market as much as a resale one.

On the Water

  • Charlotte Harbor

The second-largest estuary in Florida, opening west into the gulf — the reason Punta Gorda exists where it does.

  • Fishermen's Village

The marina, shops and restaurants at the end of West Marion Avenue.

  • Ponce de Leon Park

The city park on the point, with a boat ramp, a beach and the harbour opening out in front of it.

Real Estate Marketing in Punta Gorda

Substantiating the water claim

Every waterfront listing in Punta Gorda says sailboat access. The ones that sell prove it — an aerial that follows the canal out to Charlotte Harbor, a twilight set using the widest western sunset on this coast, and interiors that hold the light coming off the water rather than flattening it. A great many buyers here are arriving from out of state or from further south, which is why the Zillow 3D Home Tour and the floor plan pull real weight: somebody deciding between Punta Gorda and Cape Coral from two thousand miles away is deciding on what they can see.

Frequently Asked Questions

  • Do you photograph homes in Punta Gorda?

Yes — Punta Gorda is the northern end of ADM's coverage and a regular market, from Punta Gorda Isles and Burnt Store Marina through the historic district and out to Babcock Ranch.

  • Will the aerial show that the property has sailboat access?

That is exactly what it is for. Sailboat access means no fixed bridge between the dock and Charlotte Harbor, and an aerial following the canal out to open water is what substantiates it. It is included in every ADM package rather than sold separately.

  • Is twilight worth it on a Punta Gorda waterfront listing?

It is among the best twilight settings ADM works in. Charlotte Harbor opens west into the gulf, so a west-facing property has an unusually wide and unobstructed sunset. We time the arrival against the specific property rather than a fixed hour.

  • Do you cover Babcock Ranch?

Yes. It is a genuine drive east of the city and we schedule it as one rather than squeezing it between coastal appointments — it is a planned town with its own neighbourhoods, and the community coverage matters as much as the house.
