About Bonita Springs

Bonita Springs sits on the county line, and it behaves like two markets sharing a name. West of US 41 the city runs out onto Little Hickory Island and Bonita Beach, where the listings are gulf-front condominiums and beach houses and the sunset is the amenity. East of it are the large gated golf communities — Bonita Bay, Pelican Landing, Palmira, Worthington — where the club, the fee structure and the gate are as much a part of the sale as the house. A short run north puts you in Estero and a short run south puts you in Naples pricing, and Bonita listings are routinely compared against both.

Photographing in Bonita Springs

On the beach side, the sunset is in front of the property

Little Hickory Island and Bonita Beach face open gulf to the west, so a beach-side twilight here is the best ADM shoots anywhere in Lee County — and the window is twenty minutes. Arrival time is set against the property rather than the diary, which is the only way it works.

Parking and access on Hickory Boulevard are the real constraint

The beach road is narrow, the condominium parking is assigned, and in season it is full. A Bonita Beach appointment is arranged with the building rather than turned up to, because a photographer circling for twenty minutes is twenty minutes of light gone.

The inland communities each run vendor access differently

Bonita Bay, Pelican Landing, Palmira, Worthington and Spanish Wells all gate, and several gate twice. Access is arranged before the appointment, which is a conversation at booking rather than a surprise at a guard house.

A Bonita listing is priced against Naples as well as Lee

Buyers cross the county line without noticing it. A Bonita Springs home is frequently on a shortlist beside North Naples, and the photography has to hold up against Collier County marketing budgets. It is the practical reason twilight and video are ordered here more often than the county average.

A gated community off Bonita Beach Road with 27 holes, a large renovated clubhouse and a fitness centre, mixing coach homes, villas and single-family.

  • Worthington Country Club

Bundled golf off Bonita Beach Road — an 18-hole course, tennis and a resort pool, with the golf in the fee rather than beside it.

  • Spanish Wells

A gated golf community off Bonita Beach Road with 27 holes and several distinct neighbourhoods, and membership tiers that let an owner take the golf or leave it.

  • Vasari Country Club

Gated bundled golf on the Collier side of Bonita, Tuscan in style, with a spa and a resort pool at the clubhouse.

  • Bonita Beach

Little Hickory Island and the length of Hickory Boulevard — gulf-front condominiums, beach houses, and the shortest walk to open water in the city. Three ADM addresses.

  • Barefoot Beach

A gated community at the south end of the island, mostly single-family and low-rise, beside the Barefoot Beach Preserve and its 342 acres of undeveloped shoreline.

  • Bonita Farms & Old Bonita

The original town around Old 41 and the Imperial River — no gates, no fees, older houses on real lots, and the part of Bonita that has a downtown.

  • Village Walk of Bonita Springs

A gated community built around bridges and canals with its own town centre — a café, a restaurant and a post office inside the gate.

  • Hunters Ridge

Bundled golf off Bonita Beach Road east of I-75, with an 18-hole course, a mix of villas and single-family, and one of the lower fees among the golf communities here.

  • Bonita National Golf & Country Club

A newer bundled-golf community off Bonita Beach Road east, with a Gordon Lewis course, a resort pool and a spa — and a large share of the recent resale market.

  • Valencia Bonita

A 55-plus community east of I-75 with a very large clubhouse, pickleball and a full activity programme — the marketing here is aimed at a lifestyle, not a floor plan.

  • Seasons at Bonita

A gated 55-plus community off Bonita Beach Road, smaller and quieter than Valencia, with a clubhouse and a resort pool.

  • Highland Woods Golf & Country Club

Bundled golf off Bonita Beach Road close to I-75, mature and heavily treed, with coach homes and single-family around the course.

  • Rosewood Pointe

A small gated community of villas and coach homes in central Bonita, low fee and close to Coconut Point. An ADM address.

Real Estate Marketing in Bonita Springs

Competing with Naples budgets on a Lee County listing

A Bonita Springs listing is on a shortlist with North Naples more often than not, and buyers do not notice the county line. That sets the standard for the media: interiors that hold the window light rather than blowing it out, an aerial that shows how close the water or the course actually is, a twilight set on the beach side where the sunset is genuinely in front of the property, a 3D virtual tour for the out-of-state buyer, and a floor plan for the one comparing two units in the same community. The club and the amenities get covered too — in the gated communities here, that is half of what somebody is buying.

Frequently Asked Questions

  • Do you photograph homes in Bonita Springs?

Yes, on both sides of the city — the beach-side listings along Hickory Boulevard and Barefoot Beach, and the inland gated communities from Bonita Bay and Pelican Landing out to Bonita National and Valencia.

  • Is twilight worth ordering on Bonita Beach?

It is one of the best twilight settings ADM works in. Little Hickory Island faces open gulf to the west, so the sunset is in front of the property rather than behind it. The window is short — we set the arrival against the specific property rather than a fixed hour.

  • How does access work for a gulf-front condominium?

Arranged with the building before the appointment. Parking on Hickory Boulevard is assigned and in season it is full, so we confirm where the photographer parks and how they get in when you book rather than on the day.

  • Do you cover the gated golf communities?

Yes — Bonita Bay, Pelican Landing, Palmira, Worthington, Spanish Wells and the newer communities east of I-75 are all in our records. Each runs vendor access its own way and we arrange it in advance; community amenity coverage is included at no extra charge.
