About Pelican Landing

Pelican Landing runs from US 41 west to Estero Bay across 2,400 acres, and the amenity that defines it is not a golf course. It is a 34-acre private island in the bay, reached by the community's own shuttle boat, with attendants, chairs and no public access at all. Beyond that there is a sailing centre, a canoe park, twelve Har-Tru courts and a fitness centre — all of it included for every owner. Inside the community, gated again, is The Colony: its own golf club, its own bay-front clubhouse and the highest price points in Bonita Springs. Two tiers, one entrance, and a listing needs to be clear which one it is.

Photographing in Pelican Landing

The island beach park is the argument, and it is reached by boat

Not a public access with a car park — a private 34-acre island the community shuttles residents to. That is what the fee buys, and it is the single strongest thing a Pelican Landing listing has. Community coverage is included at no extra charge and here it does most of the selling.

The Colony is inside Pelican Landing and is not the same market

Gated again within the community, with its own golf club and bay-front clubhouse on top of everything Pelican Landing owners already get. Conflating the two either undersells a Colony listing or overstates one outside it.

Golf here is optional, which is unusual on this road

Pelican Landing's own golf club is a separate membership rather than bundled into the fee, and The Colony's is separate again. Buyers arriving from bundled-golf communities nearby assume otherwise, so the marketing should say it plainly.

West to the bay means the sunset is in front of you

The community runs down to Estero Bay, so western exposures look over open water into the sunset. That is worth twilight; the inland neighbourhoods are a different answer, and it is decided against the specific address.

Communities We Serve in Pelican Landing

Explore communities throughout Pelican Landing where ADM provides real estate photography and media.

  • The Colony at Pelican Landing

Gated within the community — high-rises and estate homes around a private golf club, with a bay-front clubhouse. The top of the Bonita Springs market.

  • The private island beach park

34 acres in Estero Bay reached by the community's own shuttle boat, with attendants and chairs and no public access. The reason people pay the fee.

  • The sailing and canoe centre

The community's own boating facility on the bay, with small craft available to every owner.

  • Pelican's Nest Golf Club

36 holes inside the community, on a separate optional membership rather than bundled into the fee — which buyers from nearby communities routinely get wrong.

  • Estate and single-family neighbourhoods

Detached homes through the community's interior, many on the courses or backing onto preserve.

  • Coach homes and villas

Attached homes across several enclaves — the maintenance-free way into a community with this amenity package, and its busiest resale segment.

  • The tennis centre

Twelve Har-Tru courts with a full programme, included for every owner.

Real Estate Marketing in Pelican Landing

Start with the island

Every listing in Pelican Landing has access to a private island in Estero Bay, reached by the community's own boat. That is the strongest sentence available and photography should back it rather than bury it — community coverage of the island, the sailing centre and the tennis is included at no extra charge. After that: say whether the listing is in The Colony or not, because they are different markets; shoot the interiors for the housing type; and give the out-of-state buyer a floor plan and 3D tour to decide with.

Frequently Asked Questions

  • Do you photograph homes in Pelican Landing?

Yes, including The Colony. Access is arranged before the appointment — several addresses here sit behind two gates.

  • Does every owner get the island beach park?

Yes, and it is the community's strongest feature — 34 private acres in Estero Bay reached by the community's own shuttle boat. We photograph it at no extra charge.

  • Is golf included in the fee?

No. Pelican's Nest is a separate optional membership, and The Colony's club is separate again. Buyers arriving from bundled-golf communities nearby often assume otherwise, so it is worth stating plainly in the listing.

  • Is The Colony part of Pelican Landing?

It is gated within it, with its own golf club and bay-front clubhouse on top of everything Pelican Landing owners already have. A listing should say clearly which of the two it is in.
