About Bella Terra

Bella Terra sits east of I-75 off Corkscrew Road on 999 acres, and the number that matters is how little of it was built on: more than half is preserve and lakes. What went on the rest is a conventional but generous resort community — a 7,000 square foot clubhouse, a resort pool, tennis, pickleball, bocce, a children's playground and playing fields — across single-family homes, villas and coach homes. There is no golf, which keeps the fee down and draws a different buyer from the bundled-golf communities a few minutes west. For an agent the pitch is space and amenity for the money, and that is an argument photography can actually make.

Photographing in Bella Terra

The preserve is the reason, and only an aerial shows it

More than half of Bella Terra was never built on. From the ground that is a tree line; from the air it is the whole argument for the price. The aerial here is not decoration — it is the frame that explains why a buyer pays this rather than less, two miles west.

Three housing types, one fee conversation

Single-family, villa and coach home share the community and its amenities at different prices. A listing that makes the type obvious in the first three photographs is speaking to the right buyer; one that does not is being compared against the wrong homes.

No golf, and that is a selling point rather than an omission

Bella Terra's fee does not carry a course, which is exactly why a good many owners chose it over Grandezza or Pelican Sound. Saying so plainly in the marketing reaches the buyer who has already decided they do not want to pay for golf they will not play.

It is gated, and the drive east is real

Corkscrew Road out past I-75 is a genuine run from the coast, and Bella Terra gates. Access is arranged before the appointment and the travel is planned into the day.

  • The Clubhouse

A 7,000 square foot clubhouse with a fitness centre and social rooms — the centre of a community with no golf course to organise itself around.

  • The resort pool

The main pool and spa beside the clubhouse, and the amenity most often photographed badly — it wants the light late rather than at noon.

  • Single-family streets

Detached homes across most of the community, many backing onto preserve or lakes. Bella Terra Boulevard and Farnese Drive are ADM addresses.

  • Villas

Attached villas with a lower fee and no yard to run — the seasonal and downsizing end of the community. Messino Court is an ADM address.

  • Coach homes

Two-storey attached homes, the most accessible price point inside the gate and a large part of the rental market.

  • The preserve and lakes

More than half of the 999 acres, left as it was. The reason the community feels larger than its house count and the thing an aerial is for.

  • Courts and fields

Tennis, pickleball, bocce, basketball, a playground and playing fields — the family half of the amenity package.

Real Estate Marketing in Bella Terra

Showing the half nobody built on

Bella Terra's listings compete with each other and with the golf communities a few minutes west, and the argument is the same either way: more space and more amenity for less fee. An aerial showing 999 acres with the preserve still on it makes that case in one frame. After that it is the clubhouse, the pool and the courts — included at no extra charge — and interiors shot for the housing type they actually are. For the out-of-state buyer the Zillow 3D Home Tour and floor plan settle the comparison between a villa here and a coach home somewhere else.

Frequently Asked Questions

  • Do you photograph homes in Bella Terra?

Yes, regularly — Bella Terra Boulevard, Farnese Drive and Messino Court are all addresses in ADM's records.

  • Is an aerial worth it here?

More than in most communities. Over half of Bella Terra's 999 acres is preserve and lakes, which from the ground is just a tree line. From the air it is the reason the community feels the way it does, and it is included in every ADM package.

  • Will you photograph the clubhouse and pool?

Yes, and it is included at no extra charge. With no golf course, the clubhouse and the resort pool are what the fee buys — so they belong in the media. Indoor spaces need permission arranged in advance.

  • Does Bella Terra have golf?

No, and it is worth saying plainly. Plenty of owners chose it precisely because the fee does not carry a course. That reaches a buyer the golf communities nearby are not speaking to.
