Heritage Palms is a gated community of roughly 1,250 residences off Colonial Boulevard, built around thirty-six holes of golf that every owner is a member of. That last part is the whole character of the place. Where most Lee County golf communities sell the home and the membership separately, Heritage Palms folds the club into the fee, so the two courses, the clubhouse, the four pools, the tennis and the pickleball are not an option a buyer weighs — they are part of what is being bought. Inside the gate are condominiums, coach homes, attached villas, single-family homes and larger homes along the fairways and the lakes, which is a wide price range for one community and a wider one than the fee structure suggests at first glance.
Golf here is bundled, not optional. A buyer comparing a Heritage Palms condominium against one in a community where membership is bought separately is not comparing like with like, and the fee looks wrong until somebody explains what is inside it. That explanation belongs in the listing and in the media, not in a callback after the home has already been ruled out.
Two full courses inside one gate is unusual and almost impossible to convey from the ground. The aerial is what shows a buyer the scale of what their fee covers, and it is included in every ADM package rather than sold as an upgrade.
