About Fort Myers

Fort Myers is the oldest and largest city on the Caloosahatchee, and listings here are not one kind of house. A riverfront condo in the Downtown River District, a 1950s ranch under the royal palms on McGregor Boulevard, a golf-course home in Gateway and a new build off Treeline Avenue are four different photographic problems in the same postcode range. The light is different, the approach is different, and so is the buyer. ADM photographs all of them, and has done consistently enough across 33901 through 33966 that the scheduling, the gate access and the seasonal timing are known rather than guessed at.

Photographing in Fort Myers

The river runs west, and that decides twilight

The Caloosahatchee runs broadly east to west past the city, so a north-bank property looks across the water into the sunset and a south-bank one has it behind the house. It changes when a twilight shoot has to start, and it is the single most common reason a twilight booking in Fort Myers is scheduled differently from the same request in Cape Coral.

Gated communities need the access arranged, not assumed

A large share of Fort Myers listings sit behind a gate — Gateway, Colonial Country Club, Verandah and the communities off Treeline among them. Access is arranged before the appointment rather than at the gatehouse, because a photographer waiting for a callback is a lost slot for the agent as well as for ADM.

Season changes how fast a listing needs to be on the market

Listing activity climbs from late autumn through the winter season, and turnaround matters more then than at any other point in the year. ADM's delivery commitment does not change with the season, which is the reason agents book the busy months in advance.

Aerials near the airport are a planning question

Eastern Fort Myers sits close to Southwest Florida International, and drone work in that airspace is planned around it rather than decided on the driveway. It is rarely a problem; it is always a conversation before the booking rather than after it.

  • The entrance to Gateway in Fort Myers

    Gateway

A master-planned community of more than 1,400 homes in eastern Lee County, off Griffin Drive and minutes from Southwest Florida International, with golf and newer construction.

    Explore Gateway
  • The entrance to Colonial Country Club in Fort Myers

    Colonial Country Club

A gated bundled-golf community off Colonial Boulevard, with a Gordon Lewis course, Har-Tru tennis and pickleball. Bundled membership is part of the listing, and buyers ask about it.

    Explore Colonial Country Club
  • Paseo

444 acres in south Fort Myers built around a village centre rather than a golf course — a pub, a cinema and a bistro at the middle of it. Casella, Migliera, Carena and Giulia are all ADM addresses.

    Explore Paseo
  • Whiskey Creek

An established neighbourhood off McGregor with a golf course at its centre, mature landscaping and larger lots than the newer communities east of the city. No gate, and no bundled fee.

  • Town and River

Deep-water canal homes off McGregor with direct Gulf access and no bridges — which is the single fact the buyer for one of these is checking first, and the reason the aerial matters here.

  • McGregor Boulevard

The corridor along the royal palms the road is known for — older character homes, riverside lots, and a short run into the Downtown River District.

  • Downtown River District

The historic centre on the Caloosahatchee — restored brick streets, riverfront condominium towers, and the city's restaurant, gallery and Art Walk district.

  • Fiddlesticks Country Club

A private residential golf community off Daniels Parkway with two championship courses and roughly 540 homes. Equity membership, which is a different buyer from a bundled community.

    Explore Fiddlesticks Country Club
  • The Forest Country Club

Gated, heavily wooded and unusually mature — pines and oaks rather than new landscaping — wrapped around two courses off Ben C Pratt Parkway.

    Explore The Forest Country Club
  • The Plantation

Somerset and Bridgetown, the neighbourhoods inside The Plantation off Treeline Avenue — newer construction, a Hurdzan-Fry course, and quick access to the airport and Gulf Coast Town Center.

    Explore The Plantation
  • Pelican Preserve

A 55-plus community off Treeline with a 27-hole course, an amphitheatre and a 38-acre nature preserve. Age-restricted, so the marketing is aimed at a buyer who is choosing a lifestyle.

    Explore Pelican Preserve
  • Botanica Lakes

A gated community off Treeline where the HOA fee covers a great deal — a resort pool, a fitness centre and the lawn care. Popular with buyers relocating who do not want a yard to run.

  • Heritage Palms

Bundled golf off Colonial Boulevard — two 18-hole courses, tennis, and roughly 1,300 homes ranging from coach homes to single-family. One of the busiest resale communities in the city.

    Explore Heritage Palms
  • Legends Golf & Country Club

Gated bundled golf off Six Mile Cypress, with a sunset grill and a resort pool at the centre. Condominiums through to executive homes, so the listing mix is wide.

Explore Legends Golf & Country Club
  • Cross Creek Country Club

An older bundled-golf community off Daniels Parkway, largely condominiums and villas, and one of the more affordable ways into golf-community ownership in south Fort Myers.

  • Reflection Lakes

A gated community off Gladiolus Drive built around its lakes, five minutes from Lakes Park. Reflection Lakes Drive is an ADM address; the water views are what the aerial is for.

  • Parker Lakes

An established community in the Iona area off Summerlin, with several sub-neighbourhoods around a lake system and a short drive to Sanibel and Fort Myers Beach.

  • Iona & McGregor Isles

The waterfront stretch between McGregor and Summerlin heading for the Sanibel causeway — canal homes, boat lifts, and the closest mainland addresses to the islands.

  • Olde Hickory Golf & Country Club

A small, gated golf community off Daniels Parkway — around 500 homes, so the course is quiet. Hickory Links Court, Hickory Fairway Court and Hickory Hill Court are all ADM addresses.

Explore Olde Hickory Golf & Country Club
  • The entrance to Marina Bay in Fort Myers

    Marina Bay

Newer gated construction off Treeline with a clubhouse, indoor and outdoor pools and an events lawn — a family community rather than a golf one, which changes who the photography is speaking to.

    Explore Marina Bay
  • Portico

A gated community on Luckett Road in east Fort Myers, built around a lake, with some of the newest housing stock in the city and a resort pool and fitness centre.

    Explore Portico
  • Arborwood Preserve

Gated, off Treeline, built around a preserve — a town hall clubhouse, a cinema room and a coffee lounge. Coach homes and single-family, and a lot of second-home buyers.

  • Verandah

1,400 acres along the Orange River on Palm Beach Boulevard, with two courses and nine miles of trails. Far enough east that the gate and the drive are both worth confirming before a shoot.

    Explore Verandah
  • Renaissance

A gated Arthur Hills golf community off Daniels Parkway with large estate lots — among the highest price points in Fort Myers, and the listings where twilight and video earn their place.

Real Estate Marketing in Fort Myers

Showing a Fort Myers home the way a buyer will see it

A Fort Myers listing is competing with the rest of Southwest Florida on the same search page, and most of that decision happens on a phone before anybody rings the agent. Interiors that hold the window light rather than blowing it out, an aerial that shows how close the water actually is, a 3D virtual tour for the out-of-state buyer who cannot walk it, and a floor plan for the one who wants to know whether the furniture fits — each answers a question the photographs alone leave open.

Frequently Asked Questions

  • Do you photograph homes in Fort Myers?

Yes. Fort Myers is ADM's largest single market — more of our work is here than in any other city in Lee County — and that covers the whole of it, from the River District and McGregor out through Gateway, Colonial and the newer communities along Treeline Avenue.

  • Can you photograph a home inside a gated Fort Myers community?

Yes, and access is arranged before the appointment rather than on the day. Gateway, Colonial Country Club, Verandah and the other gated communities each handle vendor entry differently; tell us the community when you book and we will sort it out with you in advance.

  • How does twilight work on a Fort Myers riverfront listing?

It depends which bank the property is on. The Caloosahatchee runs roughly east to west past the city, so a north-bank home looks into the sunset over the water and a south-bank one has it behind the house. That changes the start time, and it is why a twilight booking here is scheduled against the specific property rather than a fixed hour.

  • Do you fly drones near the airport in east Fort Myers?

Often, yes — eastern Fort Myers is close to Southwest Florida International, and aerial work there is planned around the airspace before the booking rather than decided at the property. Tell us the address and we will confirm what is possible before you schedule.
