Portico is a master-planned community east of Fort Myers in the Palm Beach Boulevard corridor, projected at roughly 1,408 homes when it is finished and still being built. The homes come in three collections — Executive, Manor and Estate — which is a builder's way of saying three price bands with three sets of floor plans, and it matters to anyone marketing here because a buyer usually knows which collection they are shopping before they know which street. The community is arranged around a town-centre amenity building that opened at the end of 2020, with lakes and preserved marsh through the rest of it. What Portico offers that the established communities west of the interstate cannot is new construction at a price a family can reach.
In a community still being built, every resale listing is measured against a brand-new house with a warranty a mile away. The media has to do what a builder's model cannot — show this house, finished, lived in and landscaped, with a garden that already exists.
