Verandah occupies 1,400 acres on Palm Beach Boulevard where the Orange River runs down to meet the Caloosahatchee, far enough east of Fort Myers that the oaks get old and the lots get large. It carries thirty-six holes across two courses — Old Orange, designed by Bob Cupp, and Whispering Oak by Jack Nicklaus and Jack Nicklaus II — but the building people describe when they describe Verandah is the River House, the dining room looking out over the water. Nine miles of walking and cycling trails run through the preserve between the neighbourhoods. It is a quieter proposition than the coastal communities, and the photography has to make that read as the choice it is.
The Orange River gives Verandah its oaks, its views and its name, and it is a beautiful thing to photograph at the right hour. It is not gulf access. A buyer coming from Cape Coral or Punta Gorda Isles will assume a dock means a boat run to open water, and the marketing should settle that before a showing rather than during one.
The preserve and the trail network between the neighbourhoods are most of what the fee buys and the thing residents actually use every day. From the ground it is a path. From the air it is the reason the community feels twice its house count.
Verandah's tree canopy is genuinely old, which means heavy dappled shade over a lot of the elevations. It wants the light timed rather than taken when the drive happens to end — and shot properly it gives the community a character the newer builds further west simply cannot show.
